A Guide for Tenants in Wales

This guide produced by the Rent Smart Wales team is important for anyone who is looking for a house or flat to rent in Wales. Most of the content also applies if you rent a room in a shared property but in certain cases, for example living in a house in multiple occupation, your rights and responsibilities will be different.

This guide provides advice to help create a good relationship with your landlord and explains their responsibilities. It also gives you some advice for if things go wrong.

You should also be aware that since 23 November 2016 it became a legal requirement for all landlords with property in Wales to register themselves and their property addresses with Rent Smart Wales. The rules also require landlords to become licensed to carry out letting or property management activities or arrange for a licensed agent to undertake these activities on their behalf. 

So before agreeing to a tenancy check to see if your landlord or agent is licensed.
