End of September deadline to register high rise buildings

The Principle Accountable Person (PAP) of a building in England that is 18m or higher, or at least seven stories tall with two or more residential units must be register with the Building Safety Regulator (BSR) who has made an invoicing option available online for those unable to pay by card.

The PAP could be the Residential Management Company if it has repairing obligations through the lease for common parts of the building such as hallways, staircases, walls and roofs. Where an organisation is the PAP, there must be a named individual to act as a point of contact with the BSR.

Fully online service

A payment of £251 per building is required when making the online application either by a debit or credit card. There is also the facility to request an invoice. However, it’s important to be aware that an application will not be assessed until the fee is paid – the BSR states that payment must be received by 30 September 2023 and applications will be rejected where payment is not made on time.

Key building information (KBI)

KBI is a set of details that are needed to assess and understand information about a building in order to properly manage the risks of fire spread or structural failure. It includes fire and smoke controls, fire doors, the type of structure and roof, how the building is used, and building works that have been completed since the original build.  

This information needs to be included on an application and mus be completed by 1 October 2023. There is the facility to start adding KBI details as soon a registration has been submitted , and there is no extra fee for adding more information after the initial application.
