Build-to-Rent benefits
BTR is rapidly becoming a key pillar of the UK housing market and proposes a modern, long-term solution to the country’s rental supply shortages.
Schemes offer longer tenancies, high standards of property management, and additional amenities such as co-working spaces, gyms, and community hubs. However, while large-scale BTR developments provide much-needed homes, they should not come at the expense of independent landlords, who remain crucial.
Mixed-use developments
The Wandsworth development includes 35% affordable housing and over 50,000 square feet of commercial space, aiming to foster a vibrant community for its more than 1,500 residents and the wider local area. By integrating homes, retail, and community facilities, the project is expected to support long-term urban regeneration.
Campaigning for a balanced rental market
Propertymark continues to advocate for policies that balance the expansion of BTR with support for traditional landlords. With rising demand, strong investor interest, and government support, BTR is poised to become an integral part of the UK’s housing landscape.
We have also been actively engaging with policymakers to ensure the private rented sector remains a fair and viable option for tenants and landlords and will continue to push for measures that support a sustainable rental market, including tax incentives for landlords, greater clarity on regulation, and policies that ensure an adequate supply of homes across all rental models.
Planning and Affordable Housing for Build to Rent
We agree with a lot of the Government's proposals to help increase Build to Rent schemes but think that more may need to be done to increase investment and development.
On the political agenda
During the Second Reading of the Renters' Rights Bill in the House of Lords on 4 February 2024, peers highlighted the critical role of the BTR sector in meeting the UK’s housing needs, particularly Baroness Eaton who stated that BTR could contribute up to 10% of the UK Government’s housing targets. However, provisions in the Bill, such as open-ended tenancies with short notice periods, could undermine investor confidence.
