Change is coming
The UK Government is capitalising on their strong political mandate to act swiftly on rental reform, and it is expected that the first elements of the Bill - notably the ban on Section 21 - could be enacted as soon as summer 2025. Property agents must understand the changes to adjust their practice and advise clients and customers correctly.

Practical actions agents can take now
Our panel advises property agents to review their fee structure, identify mitigations for any business risks, and ensure that existing tenancy agreements do not collide with the new legislation that will enable tenants to keep pets at their properties.
They also discussed the future of fixed-term tenancies, longer periods of rent arrears, and periodic tenancies becoming simpler once the new law is enacted.

The Renters’ Rights Bill was introduced to the UK Parliament on 11 September 2024, will ban Section 21 evictions, and introduce a new tenancy regime and new requirements for property standards and rent increases.
