Propertymark supports the campaign annually highlighting to agents, landlords and consumers of the dangers of poorly maintained gas appliances, which can cause gas leaks, fires, explosions and carbon monoxide (CO) poisoning.
The 2022 campaign focuses on the steps consumers can take to ensure they stay safe – spot the signs and the symptoms, as well as outlining not to attempt DIY on gas appliances and being aware of the warning signs of unsafe appliances, such as dark or sooty staining around an appliance.

Smoke and Carbon Monoxide Alarm Regulations
The Regulations come into force on 1 October 2022 and all landlords must ensure a carbon monoxide alarm is provided in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers). Plus, they are legally obligated to ensure smoke alarms and carbon monoxide alarms are repaired or replaced once they are informed and the alarms are found to be faulty.
Smoke and Carbon Monoxide Alarm Regulations guidance issued
Guidance to support agents, landlords and tenants in England to prepare for the changes to the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 when they come into force on 1 October 2022 is now available.
Gas safety checks
Agents and landlords must arrange an annual safety check on all gas appliances and flues with a Gas Safe registered engineer, which is a legal requirement. Propertymark’s consumer guide for landlords and tenants outlines full details of responsibilities, as well as information for tenants on the importance of granting access for all checks relating to their safety.
Gas safety checks for landlords
Research has shown that more than one in three private landlords did not know it was their responsibility to get gas appliances checked. With this in mind, are you aware of your legal requirements concerning gas safety?
